Frequently Asked Questions

How much is the deposit?


25% of the rent is required as a holding deposit . with the balance payable 8 weeks before arrival dates . Please note If a booking is made less than 8 weeks before the arrival date, the full rent must be paid at the time of booking.


Are groups/young bookings allowed?


In most cases no. Unless expressly agreed in advance, no group bookings (four or more adult party members) are accepted where all party members are under 27 years of age, We do have a few properties that are willing to accept group/young bookings with an additional deposit required in advance. These bookings are reviewed on a case by case basis.


Do you accept short breaks?


Yes. Some of our properties are available to book for short breaks ( minimum of 4 nights) outside July and August. During Months july and August a minimum 7 night stay must be booked. Please check individual property descriptions to confirm if they accept short breaks.


do I have to pay extra for water and electric ?


In most cases NO , All gas , water and electricity costs (unless stated) are included in the booking price. please note some properties have additional charges for example for Air con use or jacuzzi use - please check the property advertisement


Can you provide a travel cot/ high chair.etc?

Yes. Please return to "Extras" tab on the home page and select  Nursery hire - please note these items are available for hire at guests expense - payment is direct to the hire company 

The property sleeps 8… Can I bring 8 plus a baby ?

Yes this is fine 


What time can I arrive and when must i depart by?

At most of our properties the arrival time is 16.00 hrs and check out time is by 12.00hrs.These times can be flexible subject to no other parties checking out on your arrival day or arriving on your check out day

Key Collection

Once your balance payment has been paid, final arrangements including detailed directions to the property and key collection instructions will be forwarded by email. In most cases you will be met on arrival at the villa by the key holder or a representative of Jk villa rentals . Please note alternative arrangements for key collection (such as collecting the keys from out office key box ) may be organised if you are arriving late (after 21.00hrs ) .  

Key return at check out

In most cases we will pass by your villa at the agreed check out time to collect the keys, Please note in the event of an early check out (before 09.00hrs) or an agreed late checkout, alternative arrangements may be made for the return of the keys (for example keys left inside the villa or returned to our OFFICE POST BOX) – if no arrangements have been made for key collection we ask that you call us one day before you leave to discuss this (our contact numbers on 0034966798793 or 0034607726582.  


Who do i call if I have a problem at my Villa ?

Please call our office or the mobile number provided or send an email or whats app to report your problem or alternatively you can visit our office in Los Balcones , Torrevieja. (open 10.00hrs to 17.00hrs Monday to Friday Saturday until 14.00hrs Sunday Closed )  We have a good team of reliable tradesman on hand to fix any problems that may occur during your stay,   you are not expected to sit in and wait for tradesman (unless you prefer to) .

Is Internet access available at the villa ? 

 Yes, Most of our villas have wireless internet installed . This feature will be mentioned in the Property Listing details if available. please note Internet in this part of Spain is generally slow,   (between 3meg to 10 Meg). From 2017 we are encouraging all out villa owners to Install WIFI and 95% of out properties have it 

Is there an Iron and Ironing Board at the property?

Yes all villas come furnished with an Iron and Ironing Board

Is there a Hairdryer ?

Yes all our villas have at least one one

Are towels provided?

yes house towels are provided, but not beach or pool towels these are not to be taken to the beach  

Is bed Linen provided ?

yes beds will be made up ready for your arrival 

Is there a washing machine? 

Yes all villas have a washing machine available for you to use and drying facilities (line or clothes rack)

Will there be cleaning products at my villa ? 

basic items will be provided such as mop and bucket , broom , dustpan , fairy liquid , dishwasher tablets , cleaning clothes, Toilet paper, washing powder  


Do we have to maintain the swimming pool ?

No, all pools come with pool cleaners that visit  twice a week , most pool cleaners visit early in the morning between the hours 7.00hrs to 9.00hrs . There should be a net available should you need to remove any debris from the pool surface

We Ask that you wash off any suncream before entering the pool or wait at least 20 minutes after applying suncream before entering the pool and remove the pool toys from the pool at the end of the day asthma will interfere with the cleaning process     



All of our properties are non-smoking. You are welcome to smoke outside on the Terrace, Balcony or Garden area


Can I watch TV in Spain ?

Yes, All villas have a minimum of one Television installed with Local Spanish channels, However  nearly all our Villas come with an additional  UK or European Satellite system offering several English speaking channels such as  BBC1, & BBC2, ITV, Channel 4 & 5 , Sky news Euro sports etc. ** Those with European satellites’ offer some English speaking channels ie BBC News, CNN news plus normally many German & French & Spanish programmes. If you would like to know if a specific channel is available at your villa please check with us ** Occasional Picture quality may be Poor or Channels may disappear. This can happen anytime. We have no control over this. The broadcasting company will work to fix the problem in their own time.   
Does the villa have a DVD Player?  
Most villas come with DVD Players, Please note if your villa does not have a DVD Player please contact us and we will arrange to deliver one to your villa 
Does the Villa have A CD Player/Radio ?
Most villas have a music system (or portable CD player ) . We encourage all our villa owners to install one for guests use.  Please note if your villa does not have a CD Player/ Radio please contact us and we will arrange to deliver one to your villa.     

Is there a BBQ ?
Yes most villas with Gardens have a basic charcoal BBQ .please check the property description in the advert . Coals and lighter fuel are not supplied but can be purchased locally at your supermarket.
Please note you are responsibe for cleaning the BBQ after use. if you have a gas BBQ we will supply the gas and change the bottle if it running low
